Re-modelling and Refurbishment
We have been and are working in partnership with local authorities in Durham, Easington and Sedgefield in turning round estates to stable, popular communities. Where appropriate we can carry out new housing development for sale, shared ownership or rent as part of the regeneration process.
Dealing with Low Demand and Managing Decline
The Group is a key partner on the Durham Rural Coalfields initiative - a local initiative to regenerate housing in these areas and is working with local authorities and Government agencies to address housing market failure and low demand issues in the region.
Increasing Choice by Diversifying Tenure
Three Rivers firmly believes that communities can be made more sustainable by diversifying housing tenure on some estates by introducing private owner occupation. We have carried out joint developments on many estates including Smithfield Road in Darlington and our award-winning scheme, Wesley View in Wolsingham.
Stock Transfer
Many local authorities are finding difficulty in meeting their repair responsibilities for some of their stock for which there may be limited demand. By carrying out small scale voluntary stock transfers, Three Rivers can look at the problem from a different perspective and access resources unavailable to local authorities to bring a better future from tenants.
Involving People
We believe that successful regeneration schemes must involve local people and that the regeneration process can be used as a means of raising the capacity of local individuals and groups to address wider issues and continue the regenerative process. We are working with local people in Ferryhill Station, Thornley and Dean Bank.
Provision of Affordable, Quality Housing
In areas where there is identifiable demand for social housing we can provide a full range of new or refurbished properties ranging from four-bedroom family houses to two-bedroom bungalows. We are also the partners of choice of many local and national private house builders where Section 106 or other arrangements require the provision of social rented or low-cost home ownership housing.
